How do I sell without an Agent ?

First of all you should find yourselves a good Solicitor, ask friends and search local Expat newspapers/magazines, as they usually list all types of services.
Obviously you are looking for an English speaking one, this will make the process very easy for you.
If you take out the ''Estate Agent'' in any sale or purchase you are usually left with just a Solicitor, so apart from a possible Surveyors report you can leave it all to your Solicitor.
He will arrange the Notary and all legal proceedings for you, as normal you should keep in regular contact with him and push for an early completion date.
You should now feel great! you have taken the first steps in saving yourselves a lot of money, you can put this towards your next purchase or treat yourselfelves to a new car or holiday.

Seriously, you can save anywhere from 5 to 20,000 euros on properties upto 350,000.

How do I value my own Property ?

If you already have your property listed with an agent then you will have a good idea of its value, although this may well be inflated with their fee so you can reduce if slightly if you wish.
Also check around for similar sized properties in your area, but each one is very different and your property may well have many benefits over another.
You will already have a figure in mind so just be as realistic as you can, putting it lower than you think does not gurantee a quicker sale, so it should be a price you are happy to advertise at and accept.

How do we arrange viewings ?

With your contact details showing on your listing you will have buyers calling you direct, they will no doubt ask questions but there is only so much they can learn via a telephone call or email.
After all you want them to view your property, so between you arrange a mutually agreeable date.
Remember they may live in Spain, but they may live anywhere and most likely have to travel, so helping with good directions etc will install them with a level of confidence.
By buying direct from you they will also be saving money, so its good news for both seller and buyer.

So be sure to:

1) Be friendly and open when potential buyers make contact, any property needs viewing and you will not sell it over the telephone. Try to get a date and approximate viewing time early in the conversation.

2) It goes without saying to prepare your property for the viewing, both inside and out. Un-clutter and tidy.

3) Maybe help with local accommodation if your potential buyers are travelling a distance, they will appreciate such help and it will give them the opportunity to check out the area.

Do we accept a deposit ?

Yes of course, if the viewing goes well and they are happy to proceed then negotiate a deposit.
The figure is entirely up to you but should be no less than 1,000 euros for serious interest.
You can offer to take this deposit to your Solicitor, this will once again let them know you are going about this professionally, it can be released to you once their Solicitor has conducted the relevant searches.
